House price index: 117.5 in Q1:2026-27
RBI's All-India House Price Index was 117.5 in Q1 2026-27 (April to June 2026), up 1.1% from the previous quarter and up 3.6% from a year earlier. RBI said the quarterly change was driven mainly by Lucknow, Thiruvananthapuram, Chandigarh. The index measures price changes in registered housing transactions; it is not a price per square foot.

How to read the house price index
The HPI is built from transaction-level data that state registration authorities send to RBI. A value of 117.5 means prices in the covered cities were, on average, 17.5% above their 2022-23 level. It tracks the direction and pace of price change across many deals, so it cannot tell you what a particular flat or locality is worth. For that, look at your state's circle rate or ready reckoner and recent registered sales.
