Stamp duty is a state tax on the property document, charged as a percentage of the higher of the agreed price and the government's market value (circle rate); a registration fee is charged on top. How stamp duty is worked out
- Find the government value of the property from the state's circle rate or ready reckoner for that location.
- Take the higher of that value and the price in your sale agreement.
- Apply the state's stamp duty rate for your city and buyer category; several states charge women buyers a lower rate, and some add a cess or surcharge.
- Add the registration fee, which some states cap at a fixed amount.
Pay through the state's e-stamping or online challan system, then register the document at the sub-registrar office or online where the state allows it.

What is stamp duty on property?

Is registration fee different from stamp duty?
Yes. The registration fee is charged separately for registering the document under the Registration Act, 1908, and some states cap it.
